Position Overview
Cephas Consultancy Services is recruiting a Building Engineer to support corporate campuses. Under the direct supervision of the Senior Manager and indirect oversight of the Director of Asset Services, the Building Engineer supervises and leads maintenance technicians, skilled tradespeople, and technical contractors. The role supports facility maintenance, specialized repairs, preventive maintenance, and the safe and efficient operation of building systems at owned and leased corporate campuses.
Supported systems include mechanical and electrical systems, building automation systems (BAS), chiller plants, air-handling units, HVAC systems, oil-water separators, fuel delivery systems, fire alarms, and fire suppression systems. The role includes on-site preventive maintenance, emergency repairs, and inspections.
Employment and Driving Requirements
- Candidates must be eligible to work for an indefinite duration without limited work authorization.
- A valid driver’s license is required. A DMV check will be included in the background check. The role involves driving Albertsons vehicles.
Requirements
- High school diploma or GED and a trade school diploma with specialized vocational training from an accredited institute recognized as producing journeyman-level technicians in plumbing, electrical, or general construction; or an equivalent of five years of job-related experience.
- At least five years of experience as a building engineer, supervisor, or lead technician in commercial buildings, corporate campuses, hospitals, manufacturing plants, office buildings, or large universities or schools.
- Experience demonstrating increasing responsibility, including developing statements of work, construction documents, and cost estimates, and managing the repair and maintenance of plumbing and commercial or industrial HVAC, mechanical heating, refrigeration, and ventilation systems incorporated into a CMMS.
- Prior supervisory experience.
- Ability to read and interpret electrical, plumbing, and mechanical layout drawings, riser diagrams, piping schematics, equipment schedules, as-built drawings, construction documents, specifications, one-line diagrams, and material lists.
- Knowledge of building and electrical codes.
- Ability to identify and report problems or hazards and recommend solutions.
- Strong communication and interpersonal skills, including the ability to respond to end-user questions.
- Ability to work as part of a team under pressure and to tight schedules, with flexibility to work shifts and respond to emergency calls at any hour.
- Ability to meet the physical requirements of the role, including standing, walking, stooping, climbing stairs and ladders, and lifting or carrying loads of 50 pounds or more.
- Ability to exercise judgment using information from multiple sources and consider new perspectives on existing solutions.
- Microsoft Office (Word, Excel, Outlook, and Teams) and prior CMMS experience preferred.
- Organizational skills and an inquisitive attitude.
Responsibilities
- Supervise one to two in-house maintenance technicians and trade contractors across multiple disciplines. Manage the day-to-day preventive maintenance program and repair or improvement projects.
- Oversee service contractors and monitor their work, including monthly equipment and system servicing, to ensure it follows manufacturers’ guidance.
- Maintain and repair mechanical, plumbing, structural, furniture, fire, life-safety, and control systems. Keep facility and building systems up to applicable standards.
- Perform preventive maintenance, repairs, and replacements on electrical, plumbing, and mechanical equipment at owned and leased properties. Respond to scheduled, unscheduled, and preventive maintenance work orders.
- Respond to, or assign technicians to, off-duty emergency calls when there is an imminent threat to personnel safety or structural integrity, or when critical systems stop functioning.
- Identify existing or potential problems and recommend actions to ensure systems and equipment operate within manufacturers’ parameters.
- Order and stock supplies and replacement parts.
- Help develop and carry out testing and inspection checklists to assess the quality of work by contractors and staff.
- Contribute to the safety program and follow departmental policies for the safe storage, use, and disposal of hazardous materials. Maintain a clean and safe workplace.
- Help prepare statements of work and other construction documents for repairs, new construction, and renovations. Obtain estimates and quotes for materials and equipment, monitor contractors’ work against contract terms, and assist with punch lists, testing, inspections, and in-house projects.
- Inspect, adjust, and troubleshoot electrical, mechanical, and plumbing equipment and machinery. Maintain doors, windows, hardware, wall and floor coverings, modular furniture, sunshades, and blinds, coordinating work with other trades.
- Follow applicable codes, regulations, government agency requirements, and company directives related to building operations and workplace safety.
- Prepare written reports on facility condition in accordance with Annual Facility Condition and Annual Inspection Summary reporting requirements.
- Conduct daily facility inspections for fire and life-safety compliance. Prepare deficiency reports with recommendations and cost estimates.
- Help develop and carry out a comprehensive maintenance program for building assemblies, site features, equipment, and related components.
- Support campus activities, including relocations and emergency actions, and escort and monitor on-site contractors. The role may act as technical monitor for equipment contracts valued up to $100,000 and may assist other departments as directed.
- Record and compile operational data and maintain forms, logs, and reports.
- Maintain and report key performance indicators from the Corrigo computer management system.
- Maintain an energy management program and help ensure systems operate efficiently.
- Help implement a preventive maintenance program to ensure building machinery and systems meet or exceed their rated life, and perform emergency repairs as needed.
