Role Overview

In this hands-on role, you will perform preventive maintenance, repairs, and equipment replacements involving electrical, plumbing, and mechanical systems at corporate campuses and owned or leased properties. You will respond to scheduled, unscheduled, and preventive maintenance work orders to support building systems. You will receive direct supervision from the Building Engineer and indirect supervision and task management from the Senior Manager.

Requirements

  • High school diploma or GED and specialized vocational training from an accredited institute recognized as producing journeyman-level technicians in plumbing, electrical, HVAC, or general construction.
  • Two years of related experience and/or specialized training.
  • Ability to identify problems or hazards, report issues, and recommend solutions.
  • Communication and interpersonal skills to respond to end-user questions.
  • Ability to work as part of a team under pressure and on a tight schedule.
  • Flexibility to work shifts and respond to emergency calls.
  • Valid driver's license. A DMV check will be included in the background check because the role involves driving company vehicles.
  • Proficiency with computers and Microsoft Office applications, including Word, Excel, PowerPoint, and Outlook.
  • Ability to lift up to 50 pounds.

Responsibilities

  • Install and repair minor building plumbing systems and fixtures, concrete paving units and walkways, and wall assemblies and finishes in accordance with applicable codes and manufacturers' recommendations.
  • Respond to off-duty emergency calls when personnel safety or structural integrity is at imminent risk, or when critical systems have stopped functioning.
  • Identify existing or potential problems and recommend actions to keep systems and equipment within manufacturers' operating parameters.
  • Order and stock supplies and replacement parts.
  • Help develop and carry out testing and inspection checklists to assess work by contractors and staff.
  • Follow safety procedures and promote a safe working environment.
  • Troubleshoot electrical and mechanical issues involving material handling equipment (MHE), including belts, motors, photo-eyes, and relays.
  • Install, maintain, and repair equipment.
  • Complete and document preventive maintenance routines in the Corrigo CMMS program.
  • Track and store facility maintenance tools, supplies, and inventory.
  • Build positive working relationships with occupants, customers, and operations maintenance team members.
  • Assist the Building Engineer with statements of work (SOWs) and other construction documents for repair, new construction, and renovation projects.
  • Monitor contractors' work to ensure products and services meet contract terms and conditions.
  • Inspect, adjust, and troubleshoot electrical, mechanical, plumbing, HVAC, and other critical building equipment and machines. Maintain doors, windows, hardware, wall and floor coverings, sunshades, and blinds, coordinating work with other trades and contractors.
  • Perform routine equipment maintenance, including lubricating machinery, changing filters, and cleaning exhaust ventilation and supply ducts.
  • Inspect systems and assemblies and prepare written condition reports in Corrigo.

Job Knowledge

  • Ability to read and interpret electrical, plumbing, and mechanical layout drawings; riser diagrams; piping schematics; equipment schedules; and as-built drawings.
  • Knowledge of building codes, electrical codes, and other construction documents.
  • Knowledge of standard plumbing methods and techniques for potable water and sewage systems; motor starters; thermostats; humidistats; variable frequency drive (VFD) motors and controllers; gravity dampers; sensors; furnaces; hydronic systems; hot water heaters and heat pumps; evaporators; and condensers.
  • Ability to replace minor components, including motors, valves, pumps, controls, and recording instruments.
  • Knowledge of plumbing system testing procedures and control devices used to monitor systems, diagnose faults, and determine operating capacity against design requirements in accordance with applicable regulations.
  • Maintenance and repair skills using industry-aligned techniques, including modification and fabrication of metal and alloy parts and equipment using electric and gas welding processes.
  • Ability to read and work from sketches, architectural and engineering drawings, specifications, schematics, one-line diagrams, and material lists.
