Job Summary

The Residential Property Manager oversees a portfolio of residential investment properties in Honolulu, Hawaii. This role manages leasing, tenant and owner relationships, property condition, maintenance coordination, operational performance, and financial administration. Regular travel to properties is required, along with collaboration with maintenance, accounting, vendors, and internal property management teams.

Key Responsibilities

  • Manage daily operations for a portfolio of residential properties, including occupancy, leasing, renewals, vacancies, expenses, income, and budget performance.
  • Oversee tenant move-ins, move-outs, inspections, unit-condition documentation, leasing activity, and vacancy management.
  • Coordinate maintenance requests, preventive maintenance, repairs, vendor schedules, inspections, and project follow-up.
  • Review vendor proposals, estimates, invoices, and scopes of work; provide recommendations and obtain owner approvals when required.
  • Monitor tenant delinquencies and coordinate follow-up, notices, payment arrangements, and escalation procedures.
  • Communicate professionally with property owners, tenants, vendors, insurance representatives, accounting staff, and internal teams.
  • Prepare operational updates, correspondence, financial reports, budgets, and portfolio-performance information.
  • Respond promptly to inquiries and support urgent property or maintenance matters, including occasional after-hours emergencies.

Qualifications

  • Experience with residential property management, portfolio management, leasing, owner and tenant relations, maintenance coordination, inspections, budgeting, financial reporting, vendor management, and conflict resolution.
  • High school diploma required; an associate or bachelor's degree in real estate, business administration, property management, or a related field is preferred.
  • Active Hawaii real estate license in good standing.
  • Valid driver's license and required vehicle documentation.
  • Experience with AppFolio or similar property management software.
  • Proficiency with Microsoft Outlook and Microsoft Office 365.
  • Knowledge of the Hawaii Residential Landlord-Tenant Code and Fair Housing laws.
  • Organized, responsive, professional, detail-oriented, service-focused, dependable, proactive, and capable of managing multiple priorities.
